The job
What actually happened
The owner had eleven days and a booking she could not move. The cottage needed a new kitchen, a new bathroom, flooring throughout and full redecoration, and it is a stone cottage forty minutes from anywhere with parking for one van.
The only way to do it in eleven days was to have every material on site before day one and every trade booked to the half-day. We surveyed three weeks ahead, ordered everything, and stored it in the cottage so nothing depended on a delivery arriving in the Dales on time.
Kitchen out and in inside four days. Bathroom in parallel, because the two rooms are at opposite ends of the building and the trades were not fighting for the same space. Flooring and decoration followed the trades room by room rather than waiting for the end.
Handed back cleaned, photographed and listed, with the gas and electrical certificates the letting agency needed.
